Durham Skyline To Be Reshaped
The Durham skyline will be getting a makeover in the next few years. Two Charlotte based developers, Northwood Ravin and CitiSculpt recently bought about 18 acres southeast of the Durham Bulls Athletic Park. The land is basically open to whatever the developers want to put on it.
CitiSculpt is looking at a first phase of about $400 million. It will be a 300 unit apartment project developed by Woodfield Investments. There will be two office towers and possibly a hotel with a parking deck. The towers would be between 12 and 18 stories.
Meanwhile the former home of the Elkin Chrysler dealership is getting a make over as well. There will be office space going up as the area right now is something 99% leased. That is both a good thing and a bad thing. The city can not attract new business if there is no space for them.
Of course with construction comes jobs and people with good salaries. That should help an already hot real estate market in the Durham area.

Raleigh Offers Zoning Meetings
The city of Raleigh is introducing new development zones. Up to 30% of the city will be affected by the rezonings. There have been several public meetings on the subject but since this is all so new and complicated there are many unanswered questions. Most center around how will these affect the character of their neighborhoods.
The Raleigh City Council will have city staff meet with some people one on one and will have more meetings throughout August. One meeting is taking place the first Monday in August. It will be about the downtown zones.
If you don't think this affects consider that over 35,000 individual pieces of property in the city will be rezoned. Most of the rezoning are a result of a remapping process. The remapping process was caused by the Unified Development Ordinance (UDO) passed in 2013. The UDO lays out all the laws about land use and development in Raleigh.
If you want to know if the city is considering rezoning your property you can go to this link http://maps.raleighnc.gov/remapping
As a Realtor in the Raleigh area these remaps affect my business. Not only if I have a listing but also if I have a buyer. I urge you if you have a property in the Raleigh area to check out the link above. These rezoning's may or may not affect your property or adjacent properties but it is well worth your time to check it out.

The city of Durham is looking at purchasing 4 condos for affordable housing near Durham Central Park. The condos will be built by Lambert Development and will be priced from around $200,000 to $500,000 depending on size.
The city of Durham needs to have affordable housing. Zoning is one way to achieve that but it is only one way. Mayor Bell has proposed buying four condos and then renting them back out on a subsidized basis. The money would come from a 1 cent property tax that the city dedicates to affordable housing each year. I don't know how else the city of Durham spends the money on but something like this is a start.

Cary is the place for dinner and a movie!!!
Cary is the new in place for movies and dinner. First there is the CineBistro in Waverly place. Soon on the western side of town is CineBowl & Grill which features bowling lanes and disco lights. We are talking luxury seating, dining and of course state-of-the-art sound systems.
CineBistro will have 6 screens, 3 of which are 3D. This is a restaurant that happens to show films and is more geared toward adults. If you are under 21 you can only go to the movies before 6 pm as a wide selection of different alcohols are served.
The CineBowl & Grill caters more to the little ones with 16 bowling lanes and an arcade. Sounds like a lot of fun and it is new with all the new gadgets and we seem to like new.
The industry is trying to get people back into theaters and something a little different seems to be the way to go. I know I like going to a movie and eating my dinner but sure if I want steak and lobster. More likely fish and chips.
